Project Spotlight - Historic West Park Luxury Bathroom

A lot of luxury was packed into the limited footprint of the original bathroom of this 1922 Colonial. By eliminating an unused chimney running through the bathroom, we were able to make the space feel more open and allow for minor modifications in layout that had a significant impact overall. 

With a cast iron tub and tile extending from the shower, to a beautiful tile wainscot adorning the perimeter, custom built vanity, heated tile floor, and heated towel bar, this bathroom included all the upgrades the clients longed for while maintaining the original beauty of the time period of the home.

Removing the Unused Chimney

The floor plan of this bathroom remodel was significantly improved by removing this unused chimney down to the first floor of the home. This change allowed us to relocate the awkward location of the bathroom window, which originally resided half in the shower and half out.

When we removed the chimney, we noticed severe water damage around the chimney framing. To solve this issue, we needed to remove the rotted wood and fix the problem by sistering the floor joints and re-framing from the inside without affecting the exterior or adjacent room.


Created a Functional Shower

The existing shower was rendered useless due to a poorly pitched, rotten sewer that would leak into the basement. By removing the old fiberglass surround, and installing a new custom tile shower complete with tile niche and cast iron tub, we were able to give the clients even more space in the already restricted bathroom footprint.

To enhance the durability and aesthetics even further, we continued the tile work by wrapping the design all around the bathroom in a gorgeous wainscot. A shower screen was also used for space saving, as well as to view the incredibly detailed tile work inside the shower.

Increased Counter Space, Storage, & Walkway

These clients found a vanity they really liked, however couldn’t find it in the color white. We decided to custom make them a vanity to their specifications, as well as designed it have less depth allowing for maximum storage and walk space, and more the double the previous counter space.

The toilet was moved closer to the exterior wall to provide space for the larger vanity, and extra area around the toilet and shower. A large recessed medicine cabinet was also installed to solve their storage solution problems.

Dramatically Increased Lighting

The existing space only had light coming from one source: above the vanity where only 1 of the 2 lights worked. We installed 2 new wall sconces for task lighting, added 3 new 6” LED can lights for general lighting, and installed multiple switches for the clients so they could could control the lighting on dimmers.


Vented to Exterior & Added Crown Mouldings

The clients lacked an exhaust fan in the existing space, so we installed a high-quality Panasonic exhaust fan to remove the moisture.

We also took advantage of the high ceilings and installed large crown mouldings to add yet another luxurious finishing touch.

Heated Tile Floors & Towel Bar

Since running a new duct into the bathroom wasn’t feasible, we added a heated floor and towel bar on a programmable timer.


Hidden Charging Station & Additional Storage

Custom made built ins with a door next to the shower utilized otherwise unusable space. We also installed a charging station within the built ins to give the clients access to more outlets.


3-D Renderings

We show our clients these 3-D renderings before construction on the project begins to give them a close visualization of what the final product will look like. This not only gets them excited for their renovation, but also allows for any additional tweaks to the design prior to construction.
