Project Spotlight - Whole House Remodel (Oberlin, Ohio)
New home without changing addresses!
This 1950’s home had gone through previous renovations over the years, resulting in a disconnect of functionality and continuity within. Through an extensive interior renovation we were able to create an open floorplan that allowed this growing family to utilize spaces that had been previously abandoned.
The new floorplan nearly doubled the size of the kitchen, drastically increasing storage and counterspace, allowing for a large center island to become the focal point. Custom touches set this project apart, from the built-ins and mantle surrounding the new fireplace to the custom cut slate tile lining the bathroom and entryway floors.
In March 2018, the Odell team took home a 1st-place Contractor of the Year award from the National Association of the Remodeling Industry (NARI) in the $100-175K residential interior category for this remodel!
Removed wall separating kitchen & dining area
Began by removing walls, creating larger room openings, and designing an entirely new floorplan
new design drastically improved kitchen storage, counterspace, and functionality
more functional use of space
We relocated the dining room to the unused den area so that it was no longer in the middle of the main walkway. In doing so, we created a larger opening to further open the floorplan and provide continuity of spaces.
Aesthetic enhancements to provide continuity & craftsmanship
We used the same color on all walls and painted the ceiling on the first floor. We also installed all new matching casings, baseboards, trims, and mouldings throughout the dining room, bathroom, living room, foyer, and hallways.
The outdated fireplace area was gutted and re-framed with custom built-ins that were made at our shop, as well as the addition of a gorgeous tile decorative trim to match the backsplash in the kitchen and wet bar areas.
Creating a floorplan that functions well & promotes better gathering
We utilized the old dining room for a mid-point dry bar area that is easily accessible from the kitchen, dining room, and living room. Plenty of walk way space was left to allow for a general gathering area within all main rooms of the home.
Half bathroom remodel
The original bathroom was not functioning well at all for the clients. The toilet area was small and cramped, and the sink was outside the bathroom all together. We expanded and redesigned the bathroom, moved the plumbing to accommodate the new sink and toilet locations, and created a long-needed private space for the clients.
custom tile floor design
Our client wanted us to cut tile into different sizes in order to make a unique pattern in the foyer area and bathroom. The result was 12x24 slate tiles ripped down to three different sizes with polished edges.
These tiles not only added to the space aesthetically, but several areas of the home were not level so we needed to flush transitions from the wood and tile areas to ensure proper safety measures throughout the space.
Pre-construction cad drawings
By showing our clients these 3-D renderings before construction on the project begins we are able to give them a close visualization of what the final project will look like. This not only gets them excited for their renovation, but also allows for any additional tweaks to the design prior to construction.
